Hard money lenders generally only do business purpose loans. Business purpose includes investment properties such as fix-and-flips, rental properties, housing portfolios, and development projects just to name a few. This means if you want to live in the house you are buying, you must use conventional or bank financing.
If you do not have much of your own cash to buy a property, find a partner or private lender who can help bring in cash to the deal. Most hard money lenders will lend 60%-70% of the properties actual cost value (what you’re buying the property for). In that situation, you or a private investor would need to come up with the remaining 40% – 30% of equity.
Once you have the equity sorted out, hard money lenders would need a clean title report. These are put together by title companies and show liens, mortgages, and other kinds of encumbrances on a property. At Murk Investments Corp., our loans are first position loans. Before buying a property, make sure you have a licensed property inspector do a thorough inspection along with your contractors. Do as much due diligence as possible. When buying real estate, you want to make sure there is enough of a profit cushion in case something major pops up and needs to be fixed. The more cushion you have, the more comfortable and able you will be.
